In 2003, as a preferred developer for Washington Mutual, we identified a build-to-suit opportunity in Green Acres in front of a Publix Shopping Center. We contracted to purchase the site, negotiated a reverse build-to-suit with WAMU (they build the building and, when completed, we reimburse them for the cost and they start paying rent), helped WAMU obtain all of its approvals, and then sold the lease and land to a 1031 Buyer before we ever had to close on the land.
